Mumbai, India – India is seeing an escalation of illegal warehousing construction on the outskirts of most cities due to absence of laid-out rules or a framework for warehousing segment development.

In the Mumbai metropolitan region alone, there are 40 million sq. ft. of illegal warehousing space in operation. “It is possibly the single largest location of illegal constructions in the world,” says an executive of a leading project management consulting firm operating in warehousing space. India’s warehousing segment, which makes up 20% of its logistics industry, is largely unorganized. “Lack of understanding of infrastructure specifications and services of warehouses aids and abets proliferation of such illegal structures,” says Anil Bilawala, CEO of Magus Consulting.

According to Sudhir S Rangnekear, former managing director and group CEO of Sical Logistics and an authority on Indian shipping and logistics industry, the warehousing segment is expected to grow from $20 billion now to $55 billion by 2011, constituting then about 35 % of the total logistics industry in India. Rangnekar also points out 110 logistics parks are slated to come up across the country in the next five years, covering 3,500 acres at an estimated cost of about $1 billion. It will see development of about 45 million sq. ft. of additional warehousing space across the country.
